  • How do you determine rental price?

    We perform a detailed rental market analysis using comparable properties in the immediate area, factoring in condition, upgrades, square footage, and current rental trends to maximize your return while minimizing vacancy.

  • Do you offer inspections?

    Yes. We conduct move-in, move-out, and periodic inspections to ensure your property is being properly maintained. Documentation includes photos and detailed condition reports.

  • How do owners receive their funds?

    Owner distributions are sent via direct deposit, along with a detailed monthly statement outlining income, expenses, and any maintenance activity.

  • What are your management fees?

Tenant FAQ


Before Move- In

  • When can I expect to receive keys?

    Before you can move into the property, the following items must be completed:


    1. Provide proof that all applicable utilities have been put in your name (water and electricity, gas as needed). Please email utility confirmations to office@arrow-tn.com


    2. Provide proof of renters' insurance of at least $100,000. You can send it via email to office@arrow-tn.com.  If you are opting in for our renter's insurance, please disregard.


    3. First full month’s rent payment plus applicable fees. You'll find the breakdown in your tenant portal.


    After these items have been completed and recorded, the Property Manager releases the keys to the new tenant(s) on the lease start date.

  • Do I need renters' insurance?

    Yes, you are required to obtain renters’ insurance with a minimum coverage of $100,000.


    You can either sign up for the insurance offered in the renters kit (through a third-party provider), or you may secure coverage through another provider. In either case, you must provide us with the policy declaration page.


    We also recommend obtaining a policy that includes coverage for hotel stays or displacement due to acts of God or natural events, as Arrow does not reimburse for these expenses.

  • Do you offer furnished rentals?

    No, we do not offer furnished rentals. All of our properties are rented unfurnished.

  • What payments are required before move-in?

    Before moving in, the first full month’s rent must be paid in full, along with any applicable fees such as the security deposit, administrative fee, renters kit, and pet fee (if applicable). 


    If the lease does not start on the 1st of the month, the second month of tenancy will be prorated accordingly.

  • When do I set up utilities?

    Utilities should be placed in the tenant’s name effective the lease start date to avoid service interruption. Please contact utility companies at least 48 hours in advance.

  • What if I want to move in less than 7 days after the deposit was paid?

    In that case, you’ll need to sign the lease, bring certified funds (a cashier’s check or a money order) to the office with the first full month’s payment plus applicable fees. 


    Additionally, provide proof that utilities are in your name on the lease start date. We don’t accept cash at the office.

Rent & Payments

  • When is rent due?

    Payments are due on the 1st of every month.

  • Is there a grace period?

    Yes, we offer a 5-day grace period before a late fee of 10% applies on the remaining balance. 

  • How do I pay rent?

    Through the tenant portal (ACH, debit/credit card), here’s the link: https://www.arrow-tn.com/pay-rent-online 


    In the office with a check, cashier check or money order. NO CASH is accepted and we do not accept Credit or Debit Cards in the office, only online.


  • Are there late fees?

    Yes, if a payment is received after the 5th, a 10% late fee will be applied to the outstanding balance.

Maintenance

  • How do I submit a maintenance request?

    Payments are due on the 1st of every month.

  • What qualifies as an emergency?

     Some examples could be:

    - No heat in winter

    - No air conditioning during the summer months.

    - Major plumbing leaks

    - Electrical hazards


  • Who handles lawn care/pest control?

    Tenants are responsible for pest control and lawn care unless otherwise stated in your lease agreement. 

Property Rules

  • Can I paint or make changes to the property?

    As a reminder, per your lease agreement, tenants may not alter, improve, or make additions to the property without prior written consent from the landlord. 

    This includes (but is not limited to):

    - Painting walls

    - Installing fixtures (lights, shelves, cameras, etc.)

    - Replacing appliances

    - Removing wallpaper

    - Adding fencing or structures

    - Mounting large TVs or wall anchors

    - Changing landscaping


    We’re always happy to review requests - just submit them in writing before making any changes.


    Additionally, please note that the landlord may establish reasonable rules and regulations regarding the maintenance, use, and operation of the property. 

    Any updates are provided to you in advance and become effective upon delivery


  • Are pets allowed?

     We allow dogs and cats.

     See our policy below:

    $350 Non-Refundable Pet Fee per pet.

    $35 pet rent per pet, per month.

    Maximum of 3 pets.


    No pets with aggressive behavior, bite history, or wild/exotic breeds allowed.


  • Can I sublease?

    Subletting is not allowed at any of our properties. This includes renting out the home or room through Airbnb, Booking.com, or similar, or even informally to another person.

  • How many people can live in the home?

    Occupancy limits are based on lease terms and local regulations.
